Portland Maps is one of my favorite tools to search the property for open permits, oil tanks, cesspools, nonconforming sewer lines, and zoning concerns, so that your clients know all the ins and outs of the property being purchased. Resources from other city/county websites can also be utilized as needed. 

I don't just check paperwork for missing signatures. On my end, all paperwork is thoroughly reviewed for completeness, proper language, and any red flags that could be a concern for your client. When it comes to paperwork, I am a second set of eyes for you. 

Throughout my experience, I've come to realize that most buyers and sellers don't understand how to read a Preliminary Title Report, and why would they? I will send a detailed review of this report to your clients, including confirming with the title company that the provided information is correct. 

Buying and selling can sometimes be a stressful process. I will provide nurturing client care, walking your buyers and sellers through each step of the process, including weekly updates. In addition, I will closely monitor all contingencies, sending reminders to both you and your clients of upcoming contingency deadlines. 

I enjoy writing addenda! Pass along the exact language for an addendum, and I'll draft as you require and send to all parties. In turn and if needed, allow me to assist you in creating repair or other complicated addenda language. Whatever way you prefer, I'm here to help you. 

I work within many different paperwork review systems to make sure my agents' file is up to date, neat, tidy, and approved by the Principal Broker. I will check the file regularly and handle paperwork corrections as needed to ensure your file is ready for the day of closing.
